Our portfolio is located throughout the state of Massachusetts, including Suffolk, Norfolk, Plymouth, Worcester, and Middlesex counties. In addition to our Condo Management Services, Meridian Realty Group offers third-party management services for clients on single or multiple assets. We treat our clients’ assets as our own and strive to deliver strong performance through increased revenue, optimized expenses and efficient operations. Our on the ground presence throughout Massachusetts allows us opportunities to create additional value, while our local expertise ensures timely responses to the changing demands of the marketplace. Meridian has accounting and reporting capabilities to handle day-to-day financial management to support both property and asset management executives and to meet the requirements of Meridian’s high-net-worth and institutional clients.
Meridian’s Property Intelligence group utilizes leading-edge technology to bring together operational and financial data and transform it into actionable information. This is done by measuring Key Property Indicators (KPIs) across Meridian’s client’s strategic initiatives. KPIs are then measured against internal goals (budgets and forecasts) as well as industry benchmarks, thereby providing actionable data from which we can better service our client’s assets.
Construction Management Services:
To maximize the value of each asset, Meridian has an internal team of construction and renovation experts devoted to asset repositioning, capital improvements, and casualty-related reconstruction.
MRG’s Information Services group utilizes industry-leading systems and software to connect people and data. This includes resident-focused initiatives such as online leasing, mobile applications and ACH transfers, vendor-focused initiatives such as e-payments and employee-focused initiatives such as technology support and a corporate intranet platform for associate sharing and communication. Meridian continually seeks to automate manual processes and to make our technology platforms scalable.
MRG Marketing leads and maintains all initiatives related to our brands (advertising campaigns, signage, marketing collateral, web presence, etc.). Furthermore, the team provides support and direction for all lease-up and stabilized assets, including access to exclusive vendor partnerships with volume discounts and a robust Internet marketing platform supported by portfolio-wide search engine optimization campaigns. The Marketing team supports our on-site communities by creating scalable, yet flexible, marketing campaigns that fit the needs and budget of each asset.
Purchasing and Utilities Management:
Given the buying power afforded by MRG’s extensive platform, Meridian has a team of associates focused on expense management, ancillary income from cable, laundry, vending and other sources, and utility cost recovery. This team oversees procurement, ancillary income, vendor relations, utilities, and contract management.
Using industry-leading revenue management software, Meridian’s Revenue Management department can establish and monitor apartment pricing for all new and renewal leases, ensuring that properties under MRG management maximize revenue and respond timely to changing market conditions.
Meridian’s property managers specialize in risk assessment, insurance procurement, claims management and safety. We identify, organize and prioritize risks and, as appropriate, mitigate, transfer or knowingly accept risk.
